  • Asset Management: 3.25% of Effective Gross Income
  • 1031 Exchange: 3% of Downleg Sales Price + 3% of Upleg Purchase Price*

*Tiered pricing based on Sales Price. In transactions with co-operating broker commission splits, the fee charged to clients nets with the fee paid by the other party reducing the total transaction cost to the client. Ex: The seller of a retail property pays a 4% fee to be split 50/50 with the buyer’s advisor. Corto Realty Group’s 3% fee nets with the 2% paid by the other party. The total fee charged to the client is the difference – 1%. 

Our acquisition strategy depends on our clients’ investment objectives.

Currently, we are tracking properties in TX, UT, CO, NV, AZ, and Southern California. We advise on dispositions in any market but only offer the full scope of disposition services to owners of property in Southern California.

Our market coverage is the western United States from Texas to the Pacific Ocean.
